Job Description

Atlanta , Georgia , United States   Improve and stabilize the overall financial performance by decreasing expenses improving day to operations and decreasing delinquencies and enhancing occupancy.
• Establish the financial and operational goals of each community prepare and maintaining yearly budgets within the established guidelines.
• Oversee up to designated propertie/communities, budget preparation and  weekly site visits to ensure maximum performance.
Oversee capital improvements monthly financial reviews with owners and partners.
• Position will report to District Property Manager.
• Hire and manage a staff of Property Managers and Assistant Property Managers Leasing Associates Marketing Representatives Bookkeepers Maintenance Supervisors Maintenance Associates and Make-Ready Techs.
• Implement company policies and standardized operations assist with the acquisition of additional units including lease audits financial reviews site inspections and staff interviews.
• Prepare monthly budget variance and manager reports coordinate and supervise improvements and overall operations.
• Ensure optimumal operational and financial performance of each community being met.
• Prepare and implement performance guidelines and marketing plans for each site provide comprehensive management training and daily support to all site managers.   Requirements:
• 5 years proven experience where you had to oversee multiple communities totaling over 900 units with duties including budget preparation weekly site visits to ensure maximum performance oversee capital improvements monthly financial reviews with owners and partners.
• 5 years proven experience involved in the hiring firing and management for a staff of over 50 people consisting of Property Managers Assistant Property Managers Leasing Associates Marketing Representatives Bookkeepers Maintenance Supervisors Maintenance Associates and Make-Ready Techs.
• 5 years proven experience where you had to prepare monthly budget variance and manager reports coordinate and supervise the improvements and overall operations.
• 5 years proven experience being the one accountable to ensure the optimum operational and financial performance of each community being met.
• 5 years proven experience preparing and implementing the performance guidelines and marketing plans for each site provide comprehensive management training and daily support to all site managers.
• 5 years proven experience reviewing the monthly financial reports general ledger and comparatives for accuracy.
• 5 years proven experience where you had to prepare monthly variance reports and analyze the monthly and annual budgets.
• 5 years proven experience where you had to oversee the delivery of prepared preventative maintenance plans.
• 5 years proven experience where you had to oversee the negotiation of any legal issues with attorney.    

Job Requirements:

• EDUCATION: Bachelors degree in Business, Sales or Marketing
