Provide leadership supervision and training for all rehab construction personnel involved in an apartment communities ranging anywhere from 100 to over 300 units. • Plan execute and finalize projects in accordance to strict deadlines and within budget guidelines. • The Project Manager Rehab Construction must acquire resources and coordinate the efforts of team members and third-party contractors or consultants in order to deliver projects according to plan. • The Project Manager Rehab Construction will also define the project’s objectives and oversee quality control and safety throughout its life cycle. • Develop full-scale project plans and associated communications documents and effectively communicate project expectations to team members and stakeholders in a timely and clear fashion. • Research and develop relationships with new vendors and suppliers of services ( i.e. key tracking systems maintenance supplies utility sub-metering etc.) and nurtures current relationships with such vendors. • Maintain vendor/contractor communications concerning work scheduling billings and vendor relations. • Set and continually manage project expectations with team members and other stakeholders • Identify and manage project dependencies and critical path. • Determine and assess need for additional staff and/or consultants and make the appropriate recruitments if necessary during project cycle • Negotiate with other department managers for the acquisition of required personnel from within the company. • Draft and submit budget proposals and recommend subsequent budget changes where necessary. Estimate the resources and participants needed to achieve project goals. • Plan and schedule project timelines and milestones using appropriate tools. Track project milestones and deliverables and develop and deliver progress reports proposals requirements documentation and presentations. • Coach mentor motivate and supervise project team members and contractors and influence them to take positive action and accountability for their assigned work
REQUIREMENTS: • Minimum of 5 years proven experience in managing all phases of the construction project remodel or rehab for apartment communities ranging in size from 100 to over 300 units. • Minimum of 5 years proven experience in managing developing and overseeing a team of construction managers and superintendents to aid in their success in executing the entire process of construction development for the new or rehab development and construction. • Minimum of 5 years proven experience with the ability to communicate effectively within a multi-disciplinary team be able to manage and organize people toward a common goal and be equally effective at overseeing vendors managing internal personnel and partnering with peers within the organization. • Minimum of 5 years proven experience with a knowledge of project budget and schedule management for several complex projects for the remodeling or rehab of apartment communities. • Minimum of 5 years proven experience with a working knowledge of the principles of sustainable design and development as they relate to the remodeling or rehab of apartment communities ranging in size from 100 to over 300 units.
• EDUCATION: Bachelors degree in Business Architecture Construction or Engineering from a four-year college or University.
